A recent analysis conducted by Zillow Group Inc. has revealed that rent prices in the majority of US cities have surged at a rate approximately 1.5 times faster than wages over the past four years.

According to the analysis, from 2019 to 2023, rent prices skyrocketed by a staggering 30.4%, while incomes only saw a modest increase of 20.2%, based on the analysis and data from the Bureau of Labor Statistics.

Treasury Secretary Janet Yellen addressed the issue, acknowledging the significant shortage of affordable housing in the United States.

“Housing is a real problem in the United States due to a huge shortage of affordable housing,” Treasury Secretary Janet Yellen said to Bloomberg News. “That said, I strongly believe — I think it is highly likely — that shelter costs, which have been pushing up inflation, will come down.”

New York City is the most glaring example of this trend, with rent prices surging over seven times faster than wages in the past year, marking the largest gap observed in the country.

“New multifamily buildings coming online has eased competitive pressure in many markets, but in New York City, construction just simply can’t keep up with demand,” said StreetEasy senior economist Kenny Lee.

The disparity between rent increases and wage growth is not confined to New York City alone, as the analysis found that rent has outpaced wages in 44 of the top 50 metropolitan areas in the US.

The surge in rental demand from millennials and Generation Z adults, combined with the ongoing housing shortage across the nation, has contributed to the rapid escalation of rent prices, as noted in the Zillow report.
